Turning Point PROGRAM

Nonprofit affordable housing · Southern Oregon

A home of your own should be within reach.

Turning Point Program is a nonprofit housing developer making stability and ownership reachable for local households. We build Breath of Life communities: mixed-income neighborhoods in Medford, Bandon and Sutherlin.

Our mission

Stability comes first. From there, families can build something lasting: a safe home, real equity and a neighborhood that holds together.

Who we serve

Homes for the neighbors who need them most.

Our first Medford homes prioritize three groups of households.

Survivors of domestic violence

A safe, stable home as a foundation for starting over.

People with disabilities

Accessible homes designed for independent living.

Wildfire-displaced families

Households displaced by the 2020 Labor Day wildfires in southern Oregon.

18cottages for middle-income buyers at 120% AMI
72apartments affordable at 60% AMI

Planned amenities include a community building with reservable space, three rooftop viewing decks, landscaped walking paths and a splash pad. Solar is designed to bring the neighborhood to net-zero energy, with panels on the parking structures expected to offset at least 80% of residents' electricity costs.

Our model

Built to stay affordable.

Breath of Life neighborhoods use a community land trust model, so the affordability we create today is still there for the next family.

01

Land held in trust

The land is held for the community, which keeps homes affordable for future buyers, not just the first.

02

Mixed income

Ownership and rental homes at several income levels, side by side in one neighborhood.

03

Built faster, built safer

Fire-resilient modular construction from network partners shortens timelines and holds down cost.

04

Lower monthly costs

Solar and efficient design reduce the utility bills that strain household budgets.
